Track 1: Get Pre-Approved
Meet with a trusted lender to review your finances. Get a pre-approval letter so we know your budget and can shop with confidence.

Track 2: Set Up Your Search
We meet to discuss your goals, “must-haves,” and areas you love. I’ll set up instant alerts so you see homes as soon as they hit the market.

Track 3: Tour Homes
Visit homes in person or virtually, compare features, and narrow down the perfect fit.

Track 4: Make an Offer
We choose your price and terms, then I write and present a competitive offer to the seller.

🎵 Track 5: Earnest Money Deposit (EMD)
Deposit 1–3% of the price to show you’re serious. Must be paid within 3 business days. Goes toward your purchase; refundable if canceled per contract.

Track 6: Inspection Period
Hire a home inspector to check the property. You can move forward, request repairs/credits, or cancel within your inspection deadline.

Track 7: Appraisal
Your lender orders an appraisal to confirm the home’s value matches the purchase price.

Track 8: Final Loan Approval
Lender finalizes paperwork and issues the “Clear to Close.”

Track 9: Final Walk-Through
We check the home’s condition and verify repairs are complete before closing.

Final Track: Closing Day
